Accessible Residential Dwellings

Designing homes to be accessible, universal, and tailored to the unique needs of their inhabitants poses unique challenges. For people with special needs or disabilities—whether from birth, illness, or accident—traditional homes can present many barriers. For architects designing residential environments, the design process can find some guidance in access codes and the principles of universal design. State and Federal access codes applicable to residential facilities establish minimum requirements. Universal Design expands on the definition of accessibility to create environments that are easy to use by everyone.

This seminar recognizes that neither is truly sufficient alone to meet the needs of and optimize access to people with special needs. We will explore design solutions in the context of these issues. The intent of this seminar is to raise awareness about federal and California state accessibility requirements in residential design, highlight common design errors and appropriate solutions, underscore the legal consequences of non-compliance, and provide resources for additional information.

Learning Objectives:

• List critical design issues and resources in creating homes for people with special needs
• Identify best practices in the design process for creation of homes for people with special needs
• Recognize the value of raised sensitivity levels, skills, and knowledge to better serve clients with special needs in a variety of architectural settings

Monthly Program: The New ADAAG - The 2010 Standard for Compliance with the ADA

It has been almost 20 years since the enactment of the Americans with Disabilities Act (ADA). There have been little changes to the guidelines, but many interpretations have been offered by the Department of Justice (DOJ), who enforce the Federal Law. The new guidelines or "2010 ADA Standards" as they're known, contain significant changes in addition to providing additional direction for compliance. These standards will be optional starting March 15, 2011 and mandatory on March 15, 2012. Kerwin Lee, AIA will give an overview of the changes and how that will affect the design and built community.

ADA Day: Accessibility Issues for California Architects


5 Hours, 1 Day - ADA Day

Complete all five hours of Mandatory Continuing Education required for your 2011 licensure renewal in one easy day.

Timothy Gilbert, Principal of Moore Iacofano Goltsman, Inc. (MIG)


Tim is a licensed landscape architect in two states, with experience in public agency planning, building code enforcement and park design. He has evaluated, planned and designed a wide range of recreation and community service facilities throughout the United States, including parks, playgrounds, gardens, schools, child care centers, courthouses, hospitals, and rehabilitation centers. He emphasizes staff and community involvement in the design process, community preference surveys, public workshops, and universal design. Tim is ICC-certified (International Code Council) as an Accessibility Inspector/Plans Examiner.


Gilda Puente-Peters, Architects, CASp


Gilda Puente-Peters, Principal of Gilda Puente-Peters, Architects (GPPA), Universal Design Specialists, is a CASp certified architect with over 20 years of experience in the access compliance field. Gilda has developed an extensive curriculum and has provided accessibility trainings throughout the State of California and Internationally.


Key Accessibility Components for Assembly, Business/Mercantile and Educational Occupancies

ADA Accessible Doors & Entrances

Mark Unglaub, Architectural Consultant for Ingersoll Rand, will go over hardware requirements for ADA compliance, clear opening requirements, means of egress and automatic door openings. This program provides one ADA unit towards license renewal.

Mark Unglaub works at the Ingersoll Rand offices for Northern California located in Pleasanton. He has been in the door and door hardware business for 28 years, 26 of which are with Ingersoll Rand. Currently he is an Architectural Consultant/Specification Writer. Mark has credentials as a Architectural Hardware Consultant (AHC) and Certified Door Consultant (CDC). He has a Bachelor of Arts degree in International Relations and a Masters in International Business Management.

ADA Compliance--Merging of Social & Environmental Sustainability

Community livability goes resource consumption and GHG emissions--it includes social welfare, human health and equal access. Join the Committee on the Environment on Friday, June 5th at noon for a discussion on the built environment, the ADA and sustainable accessibility.

Through experiential narratives of members of the disabled community, we will take a broader look at sustainability using the ADA as a baseline, shifting the focus from individual building design and code requirements to the needs of an accessible, sustainable system as a whole.

Universal Design

Get all your 2009 accessibility licensure requirements at once!

This half-day course will provide the students with a working knowledge and understanding of the Universal Design concept, beyond Title 24 and the ADA. This class will delve into the state and federal laws leading to this latest level of accessibility provisions. Students will be introduced to the seven principles of Universal Design and their practical application as they relate to the built environment. This course will explore the mandated statutory requirements, and voluntary provisions contained in California state law. This course is applicable to all Building Inspectors, Plans Examiners, Counter Technicians, Building Officials, City Management, Building Designers and Architects.

Monthly Program: SB 1608 - Disabled Access in California

Join us on Wednesday, January 28, 2009 to learn the latest requirements in the California Building Code.

Senate Bill 1608 heightens the standard and responsibility for disabled access compliance in the State to include Certified Plan Reviewers. The Bill also requires as part of Architectural Licensing, disabled access education. This program will explain what is going to be required along with the latest code requirements in the California Building Code.

SB 1608: Mandatory Continuing Education for Architects

SB 1608 was signed into law on Sunday, September 28, 2008, by Governor Schwarzenegger, which creates a continuing education requirement for California architects as a condition of licensure. The SB 1608 CE requirement is limited to disability access. There are many questions about the SB 1608 CE requirement therefore, AIA California Council created a document to help answer many of those questions, click here to download the FAQ document.

AIA East Bay will offer at least 20 hours of Continuing Education programming in 2009 that will meet these requirements. The programs will be part of the regular chapter programs--as forums, lectures, tours, vendor presentations, in-depth technical information, etc. These programs will be offered in multiple locations throughout the chapter region of Alameda, Contra Costa, Napa and Solano Counties. Disabled Access Continuing Education Bills Signed by the Governor

From AIA California Council:

"SB 1608 was signed into law on Sunday, September 28, 2008, by Governor Schwarzenegger, which creates a continuing education requirement for California architects as a condition of licensure. The SB 1608 CE requirement is limited to disability access. There are many questions about the SB 1608 CE requirement therefore, we've created a document to help answer many of those questions, click here to download the FAQ document.

Over the next several months, the California Architects Board will decide if it needs to adopt regulations to further clarify the SB 1608 CE requirement in order to answer future questions created by this mandate. This process will continue well into 2009. Now that we’ve entered the arena of mandatory CE as a condition of licensure, (even though limited) now is the time for The AIACC Board to determine whether to sponsor legislation giving the California Architects Board the authority to create a comprehensive continuing education program in California. This vote will take place at the upcoming November Board meeting in San Diego."

Small Firm Forum: Accessibility

On Thursday, April 3 at noon Kim Blackseth will discuss his 16 years of experience in disabled access. He has worked for Bechtel & Gensler, Served on the State CBSC 2006-2007 and is a member of an accessibility focus group for the State Fire Marshalls ICBO and ICC certified for disabled access.

Kim will share tales about advising a variety of clients: sporting event centers, public transportation facilities, legal disputes, etc.
